This book is found in the Haunted Mansion. The large painting at the first landing in the zone can be opened after you complete the quest There Will Be Ghosts. Go up the stairs and straight back. The book is on the second shelf from the bottom center; it is the only book on that shelf.

Once you read the book, you will be offered the quest Lore and Legend: Vampire.
